What Mesquite Homes Actually Need

Mesquite is not one housing market. It is three, and each one breaks differently.

The older neighborhoods off Galloway and around Town East went up in the 1950s and 1960s on cast iron drain lines. Cast iron in North Texas soil generally gives 50 to 60 years before the bottom of the pipe scales, channels, and starts collecting everything that passes through it. If your home is from that era and you are snaking the same line twice a year, you do not have a clog problem. You have a pipe that is failing from the inside, and a camera will show it in about twenty minutes.

The 1970s through 1990s stretch across the middle of town sits on the same Blackland Prairie clay as the rest of the county. That clay swells when it rains and shrinks hard in a Texas August. Slab-on-grade foundations move with it, and the copper supply lines running under the slab move with the foundation until a joint gives. That is the slab leak call, and it is the most common high-ticket job we run in Mesquite.

The newer construction on the east side toward Sunnyvale has newer pipe, so the calls there skew toward water heaters, gas line work for outdoor kitchens and pool heaters, and fixture replacement.
